From garden suites to small rental buildings.
Where it started
Metrosuite was founded in Toronto in 2022, the year City Council approved garden suites in the rear yards of most houses. The method was the point from the start: build the home in a factory, bring it by road, set it on its foundation in a day and finish it on site.
Four years on, the same method is building fourplexes. Metrosuite now develops, builds and holds its own buildings with investment partners.

Toronto City Council approves garden suites in the rear yards of most residential lots.
Metrosuite is founded
Jacob Sofer starts Metrosuite in Toronto as a design-build company for factory-built garden and laneway suites.
2023
Toronto City Council permits fourplexes as of right across the city.
A showroom in Toronto
Metrosuite opens its showroom in Toronto in May.
2024
Park Street North, Peterborough
A garden home for the Canadian Mental Health Association Haliburton, Kawartha, Pine Ridge is craned onto its foundation on 1 October, in about four hours. It is used as supportive housing.
Beresford Avenue, Toronto
A garden suite is completed and opened to visitors.
Fall Home Show, Toronto
Metrosuite exhibits at the Fall Home Show.
2025
CBC's Dragons' Den
Metrosuite pitches to the Dragons in May; the segment airs in season 20.
Park Street North opens
CMHA HKPR opens the Park Street North garden home to the community in April.
Anndale Drive, North York
A garden suite arrives by road and is set on its foundation in a day.
The fourplex template
Affiliated owners begin acquiring Toronto lots for a fourplex with a garden suite behind it, delivered with the same factory method.
2026
Willowdale Avenue
The first Toronto fourplex and garden suite: permit in June, a CMHC MLI Select certificate of insurance in July, foundations complete in August.
Frank Street, Peterborough
Four family-sized rental townhomes are framed and roofed over the summer.
Drewry, Pleasant and Moore Park
Permit applications are filed for Drewry and Pleasant, and zoning certificates are issued for Moore Park.
Building for ourselves
Metrosuite stops taking new construction contracts for third parties, builds and holds its own buildings with investment partners, and begins establishing a private limited partnership.
